Job Opportunities in Denver

As everyone begins the new year we wanted to share some of the great things happening around town.  Last week we blogged about how the retail spaces at the base of SPIRE were pouring their concrete.  Such businesses as the new Row 14 restaurant, a new coffee shop, a new lunch spot, and other businesses that we wait to hear the news of may be opening over the next few months.

Along with those new businesses are many great opportunities for job growth.  For example, SPIRE just posted news that the new Row 14 restaurant is now looking for a new sous chef.  Here is the job posting from Westword to learn more details.

There is a lot of talk about how the economy is performing and every area seems to be responding differently.  The downtown Denver and Denver metro condo and loft market has continued to show some great signs and that includes the overall growth happening in Downtown.  With the 14th street initiative moving forward to create a new Ambassador street, the huge Union Station Neighborhood project that will create not only a draw to new businesses but also a hopeful influx of jobs, and of course new opportunities for the restaurants, shops and amenities such as those at the base of SPIRE that keep creating new job opportunities.

So while we can't share every job that is being created downtown, other sites do that far better than we ever could... we did want to let everyone who is looking to make a change that the downtown is growing and they might want to keep watching what these new real estate projects are creating in terms of new positions.

For many of our clients moving downtown this is the dream.. to work and live downtown and be free of those long commutes.  To walk out their front door and not have to deal with traffic or the other less than enjoyable issues with driving across the city.  Of course with snowy roads and major traffic during this snow storm it becomes even more apparent the benefits of living and working in Downtown Denver.

Denver Union Station Renovation Update

Downtown Denver condo and loft residents have been tracking the progress of the new Union Station renovation and things have been happening quickly. The Denver Post offered us a year end update on the status of this downtown Denver project. Here's a quick summary...

RTD is uncertain how some elements of its $6.5 billion FasTracks transit expansion will be paid for, but redevelopment of the project's heart — Denver's Union Station — is proceeding rapidly. About 20 acres around the historic rail terminal are being transformed into a new light-rail station, a 1,100-foot-long underground bus depot and an eight-track commuter-rail station, all at a cost of about $484 million.

The Denver Union Station Project Authority plans to renovate the historic station, portions of which are more than 120 years old. The Regional Transportation District is exploring new uses for the rehabilitated station, which could house retail and other commercial tenants.

The authority, which goes by DUSPA, must complete the entire Union Station redevelopment by April 2014.

2014 is closer than you think...  For residents of Riverfront Park and Lodo this means easy access to transportation and all of the great new businesses, restaurants, shops, and other amenities that will fill the Union Station Neighborhood.  And it will also mean some great downtown Denver residential condominium projects from the same developer who built Riverfront Park.   While it is unlikely that we will have any new residential projects popping up in Union Station anytime soon the great opportunities surrounding this project such as Glass House, Riverfront Tower, Creekside Lofts, ONE Riverfront, Promenade Lofts, Flourmill, The Ice House and more have incredible availability and price points.

Denver condo and loft residents have the best backyard of any city

Okay, we admit this is not a usual Denver winter.  With warm temperatures and sunny skies our Denver loft and condo residents are enjoying this season as if it were... well.... summer.  The road bikes are out, joggers are lining the Cherry Creek trails in light running gear, and there isn't a trace of snow to be seen.

Fortunately, Denver condo and loft residents still have plenty of holiday lights to give us the holiday spirit.  Not sure where in downtown Denver to go looking for holiday lights?  We found this great Holiday Lights location map from the Denver Post showing were all the great holiday lights can be found.

Of course there is one sure way you can find lots of snow if you want to feel like Winter is here... just head to the mountains.

While Denver has been enjoying a very mild Winter the mountains have been getting some record snow fall.   All the great ski resorts are boasting wonderful early skiing conditions including Vail, Beaver Creek, Copper Mountain, Winter Park, Arapahoe Basin, Steamboat, and more.  Sometimes we forget just how a short one or two hour drive can transform our world from the great urban city of Denver to the beautiful Colorado Rockies.

But we shouldn't forget.  It's one of the top reasons many of our relocation clients give us as their reasons for selecting the city of Denver as their great home.  Downtown Denver condo and loft residents have it made in our city.  Denver is unique.  You can wake up early and grab coffee at your favorite downtown coffee house, ski one of the best resorts in the world two hours later, and then return to have dinner out on the town in Denver that evening.  In fact the commute to our closest ski resorts may be the same time commitment that folks in larger cities do daily just to go to work.

So if you are missing the snow this holiday seasons remember this... the magic of our Colorado Rockies is just a short trip away.

Denver breaks ground on 14th Street improvements

We already covered this briefly on the day of the groundbreaking but we wanted to share the most recent Denver Business Journal Article titled "Denver breaks ground on 14th Street improvements".

What does this mean for downtown Denver condo and loft residents?  It means that Denver condo and loft residents will soon have a brand new pedestrian friendly corridor filled with trees, outdoor seating for restaurants, shops, outdoor art, and bicycle friendly racks and lanes.  This is going to be a very exciting addition to the Denver lifestlye.

Of course for the short term it's an issue of construction.  Traffic down the 14th Street Corridor (which is being called Denver's Ambassador Street) will have a view of the heavy equipment digging up the street scape and expanding it out for all these great improvements.  The project is currently working in front of the Four Seasons Denver, most likely because the new hotel wants the construction completed as soon as possible so they can enjoy the new improvements.  Of course the Four Seasons, which also just recently held it's opening ceremony for both the hotel and the residences for sale, probably doesn't want the construction to give the impression that the Four Seasons itself is still under construction.  It's not and the luxury residences are now available for immediate sale and occupancy.  Four Seasons residences would get to enjoy all the amenities of the Four Seasons itself including the spa, fitness center, and of course in building restaurants and amenities.

Construction from this point should spread down 14th street.  One other venue that is probably anticipating a great benefit from the Ambassador Street improvements would be SPIRE.  SPIRE already benefits from a reputation as a car optional and bicycle friendly LEED® certified building.  The 14th street improvements will only go farther to make this location bicycle and pedestrian friendly.

Happy Thanksgiving and 14th Street Intiative Ground Breaking

First we want to wish every one a very happy Thanksgiving Holiday!  We hope your table is filled with happiness, love, laughter and of course wonderful food!

While everyone was busy this week picking up ingredients and hunting down their favorite Thanksgiving recipes this week Denver also had another very special event occur... the 14th Street Groundbreaking Ceremony took place. That's right, another huge Downtown Denver improvement project is underway and the kickoff ceremony this week had many of our elected officials speaking about the great changes that are planned for this new "Ambassador Street" in the heart of downtown.

Intended to be the second main corridor after 16th street (or who knows, maybe it will take the roll of number one) the 14th Street improvements include expanding out the sidewalks and creating a street scape with more than 150 planted trees, public art, signage, and more. The intention for expanding out the street scape is not just for pedestrian access but also to create outdoor seating options for the many restaurants that Denver hopes to see lining the 14th Street Corridor.

Construction began near the new Four Seasons and SPIRE, two projects that are most definitely excited by the prospect of having the new 14th Street improvements right outside their front door. Our clients who live in SPIRE and the Four Seasons will get to enjoy this new pedestrian friendly corridor and the amenities that will be drawn to the available outdoor seating. Here is a quick bullet list of what is planned with this Ambassador Street Project.

The streetscape and sidewalk enhancements during along 14th Street between Market Street and Colfax Avenue will include:

  • Expanded sidewalks and sand-blasted accents.
  • Outdoor, granite seating.
  • At least 150 trees.
  • Raised granite planters with colorful planting.
  • Banners on poles.
  • New signage.
  • An extension of the corner sidewalk area at intersections on the south side of the street.
  • Improved pedestrian lighting.

A Makeover for Five Points Announced

Downtown Denver neighborhoods just keep getting better and better.

Today the Denver Post Article "A makeover for Five Points" shared the exciting details about a new executive order signed by Governor Bill Ritter naming Five Points as one of four pilot communities of the Sustainable Main Street Initiative.   This HUD/DOT Grant of $1.28 million will go into the development of the communities of Five Points, Fowler, Monte Vista, and Rifle.

Five Points has already experienced a huge amount of growth over the past 10 years as new Denver loft, condo and townhome projects have blossomed and built a density base promoting new restaurants, shops and other amenities.  With light rail running right down the existing Welton Street the easy transportation access has made this an attractive relocation spot for both new developers and for individuals looking to find low cost properties.

For those craving hardwood floors, high ceilings, and historic ambiance Five Points offers some great vintage townhomes and single family homes with spacious yards.  For those craving the more modern appeal developers have created a number of options from multi dwelling condominium buildings with one, two and three bedroom residences or new modern townhomes.

The Five Points Welton Street Marketplace Revitalization plan holds tight to the neighborhood's historic African-American jazz culture and envisions a sustainable business destination with restaurants, health-food markets, a health-and-wellness center, art galleries and local community services.

The Denver Post describes the Five Points Welton Street Mraketplace, a focus point for the main street initiative, as envisioning a "sustainable business destination with restaurants, health-food markets, a health-and-wellness center, art galleries and local community services".

Not only is this community developing rapidly it's only a short distance from the heart of downtown Denver with it's many restaurants, theaters and amenities and the great Ball Park neighborhood with Coors Field and the surrounding entertainment and bar venues.

 

New Era will keep you posted on new real estate opportunities and the plans for this area as at least $250,000 in federal funds has been secured for the next phase of development.  Approximately $1.5 million in grants are either now in the works or are being pursued by the Five Points team.  We can't wait to see the next stage of redevelopment plans.
