Calling to all first time homebuyers!

Right now is a great time to purchase your first home for many reasons.   Interest rates are at the lowest point they've been in years. 30 year fixed mortgage are at down near the 5% range.   Housing prices in Denver are still somewhat depressed, but current trends suggest that they will be climbing this year.       Finally, Congress has offered unique tax credits that we have never seen the likes of before up to $8,000 is now available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009.     The best part is the new credit does not have to be repaid.

Good News for Denver Real Estate

It's not all doom and gloom!   Denver Real Estate continues to outdo most cities with strong sales statistics!

According to the Standard & Poor's / Case-Shiller 20 city-housing index*, Denver was one of the best cities as far as price decline, year over year.   Thus, while many property owners in other parts of the country saw double digit percent declines in their home values, Denver's decline was minimal.   Currently, many investors are looking to Denver to pick up properties as they see that our city will be one of the first to recover and provide good returns on real estate. Other reports also show that Denver's real estate market is not in jeopardy.   The PMI Mortgage Insurance Company states "Home prices in the Denver Aurora metropolitan area have less than a 1 percent chance of declining in value during the next two years."

Good News for Home Prices!

You can still turn a profit selling your loft or condo in Denver!   Yes, the market has struggled, but there are signs of hope.   Read Yahoo!'s Real Estate post (Oct. 17, 2008 ) about the rebounding market.   The article talks favorably about Denver's Real Estate market indicating a sunnier outlook "than for most western cities because neither inventory nor prices spiraled out of control during the boom".   Just in Cherry Creek alone, prices rose by 16% from last year.   Learn more!
