Downtown Denver Real Estate Welcomes 3 New Restaurants

The Downtown Denver lifestyle is wonderful.  Our clients living downtown or relocating talk about all the great reasons they love where they live.  They may talk about the pedestrian friendly or transit friendly alternatives to driving.  Some claim the wonderful activities, sporting events, and theater shows are their favorite.

If you ask us the most common Downtown Denver lifestyle component that gets rave reviews we have an easy answer.

It’s the food.  From fine dining to the corner coffee shop part of the Downtown Denver lifestyle is the great gastronomic and culinary amenities located in every neighborhood.

Today’s post is to share with you a few new additions and three more reasons to love living in Downtown Denver.

  • Riverfront Park just got the new NYC Central Park Café.  Located on Denver’s version of Central Park this deli serves all the folks enjoying their time in the great green space of Commons Park or traveling between LoHi and Downtown Denver.  Riverfront Park is an amazing neighborhood that is home to the Glass House, ONE Riverfront and more.
  • The Downtown Denver neighborhood, specifically the Theater District where SPIRE and the Four Seasons offer the best in high rise condo living has a new dining amenity to boast of.  The new LeGrand Bistro and Oyster Bar opened with a traditional French menu serving not only delicious food but also an incredible wine list.

Missed Out On Your Favorite Downtown Denver Condo, Learn About Back Up Offers

The Downtown Denver real estate market has been going through a change over the past few months as inventory has gotten tighter, especially in the much sought after Downtown Denverneighborhoods.  Great prices, great location, and great interest rates have combined to create the ideal market in many ways for buyers.

However as is true in every market, supply and demand create a situation where those amazing deals are often put under contract almost immediately.  Short sales and bank owned properties have created an even more incredible selection of great Denver condosmoving quickly in this market.

While our focus is to be the first to alert our clients when their dream condo opportunity hits the market sometimes even that isn’t enough.  Multiple offers on low priced properties are common, and sometimes someone else has the winning offer.

But fortunately that doesn’t have to be the end of the story.  Back up offers are still a tactic to consider if you have your eye on a Downtown Denver condo that is under contract but not yet closed.

This can be especially helpful in neighborhoods in Downtown Denver where hot properties go quickly.  Areas like LoHi, Wash Park, and Riverfront Park are often favorites where Denver condos or homes priced to sell might be put under contract quickly with multiple bids.

But if the winning bid doesn’t go to closing which can happen due to financing issues or contingency items having a back up offer in place can secure you get the first option to proceed.

Back up offers can include language allowing the back up submitter to withdraw their back up at any time prior to acceptance thus allowing the prospective buyer to continue looking for another Denver condo or loft for sale.  If another home is found that is even better that back up offer can be withdrawn.

Back up offers are something to be evaluated on a case by case basis.  All of us at New Era Realty focus on finding our Denver loft or condo of their dreams and sometimes this tool is something to consider.

Downtown Denver Spire Condos Are Back At Lower Prices

The Downtown Denver condo and loft market loves SPIRE since it began doing presales years ago.  Located in the heart of the Downtown Denver Theater district and ideally situated across the street from the light rail station and just blocks from the 16th Street mall, The SPIRE lofts are minutes and footsteps away from Denver’s great restaurants, activities, and more.

Fright Fest at Elitch Gardens– Nestled near Riverfront Park and LoHi the Elitch Gardens Amusement Park opens it’s doors . Every Friday (5pm-10pm), Saturday (12pm-10pm) and Sunday (12pm-9pm) get your fright on at Fright Fest!  Haunted houses, gore and scares are in store!
