A Downtown Denver Condo focus on the Glass House in Riverfront Park

In the Downtown Denver condo real estate market we are often asked what the most popular high rise residential tower is.  While the hottest building in Downtown Denver can vary from day to day and year to year one building does have an amazing story involving location, amenities, and more.

The Glass House condo in Riverfront Park is still considered a new building by most any standard.  When it first went on the market for presales in 2006, there was quite literally a line out the door.  Riverfront Park, one of the hottest Downtown Denver condo neighborhoods featuring the beautiful Commons Park and a central location between LoDo and LoHi had already become a favorites.

Incredible location, incredible amenities, and incredible prices combined for a quick sell out of the building from the start.  Even today this building is considered a gem of Downtown Denver and inspired other similar Glass Towers such as SPIRE.

Just as a bit of trivial, the SPIRE building is being built by the same construction team of JE Dunn that worked on the Glass House.

Today SPIRE is generating it’s own buzz in sales offering it’s a Downtown Denver condo offering at 14th and Champa.  Today the new sales in SPIRE are competing against resale listings in the Glass House and other existing residential condo towers.  That means an incredible opportunity for attractive prices in these amazing luxury Downtown Denver condo towers.

Denver, We Can't Keep it a Secret

We all take great pride in our fine city.  It's simply one of the best places to live and a recent article announced it's also one of the best cities to invest in.

We all know that Denver offers incredible weather, hundreds of amazing restaurants, a growing and nationally admired transit system, and of course a walkable environment filled with sporting arenas, entertainment venues, bike paths, pedestrian bridges and more.

This high quality of life is one of the factors driving a steady population growth.  Everyone needs a place to live and the vacancy rates suggest that the future may hold a housing shortage for the area.

The high quality of life and the growing population are just a couple of reasons that inspired the following article: "Wealth Creation Expert Jason Hartman Recommends Denver as a "Top Spot" for Buying Income Property in 2011".

We agree that Denver has amazing opportunities. And while we are glad to see the high marks regarding the financial building blocks here in Denver, we always come back to what we think is among the most important points; the Denver lifestyle is simply a good one.

What's Happening in Denver October 2011

Fall is finally here! Colorado has alot of fall activities for you and your family to enjoy. Do you want to get in the Halloween spirit early? Try the Botanic Gardens at Chatfield's Corn Maze, open every Sunday through October 30th, from 12 - 6pm. You can also enjoy the Pumpkin Festival on the 8th or the 9th at Chatfield. On the 8th take your pet down to Elitch Gardens dressed up for the Pet Parade or head over any weekend this month for Fright Fest. October is Breast Cancer Awareness Month. Catch the Susan G. Koman Race for the Cure on the 2nd at the Pepsi Center and support the survivors of this deadly disease. There is also the Sports Authority Rock 'n' Roll Marathon at Civic Center Park on the 9th. The Great American Beer Festival starts on Sept 29th for a weekend of fun and beer! Hopefully you got your ticket early as they are officially sold out. Hair, Kathy Griffin and Straight No Chaser will be all be playing The Buell Theatre in October. Concerts this month include Foo Fighters, Keith Urban, Jimmy Buffett and Jason Aldean, all at the Pepsi Center, and Smashing Pumpkins at the Ogden Theatre.

Loving the Downtown Denver LoHi Lifestyle

Sometimes it takes having a visitor in town to remember how wonderful the downtown Denver condo and Denver loft lifestyle is.   This past weekend that is exactly what happened.

We have family visiting our Riverfront Park loft in Denver for their first urban experience.   We often have visitors from New York or other major cities who are already totally in love with the downtown lifestyle.   And even those visitors find Denver to be amazing compared to their own cities.

Our visitors were coming from a suburban lifestyle.  They have a house on a cul-de-sac where they commute miles to work and to play.  They shared that they have no restaurants within walking distance.  No bistros or wine bars to share an evening drink around the corner.  No morning coffee shop serving up warm java bliss for that early a.m. dog walk.

So when we filled the weekend with Dinner at Zengo in Riverfront Park, Sushi Sasa in the CPV, enjoying a beer and lunch at the Ale House at Amato’s, Breakfast at Mona’s, and more, they were blown away.

Even the night we grilled out looking at the lights of the city we enjoyed a short walk to the SPICE shop on Platte Street for some truffle salt (have you ever had it on corn on the cob… It is AMAZING) or a quick dash to Little Raven Vineyards for wine, our guests were completely blown away.

All of the sudden they say how wonderful Downtown Denver loft and condo living can be.   But it doesn’t end at the great restaurants, shops and amenities within a stone’s throw.

Our guests were amazed at the energy of the neighborhood with walkers, bikers, and happy people flowing through the streets.  They even loved the friendliness of our high rise neighbors as we greeted each other in the halls or walking through the neighborhood.

We thought about it too… and remembered why we love Downtown Denver condo living.

Downtown Denver Metro Housing Market Tightens

The Downtown Denver real estate market is hot, so hot that it became the topic of a recent article in the Denver Post.

The article “Inventory Dries Up - Denver housing market tightens” that was published yesterday talks about how the most sought after markets and homes are moving fast.  Metro Denver or the Downtown is one of those hot markets.

We aren’t really surprised to see this article, although we did enjoy their reference to it being a “compelling inventory” that was driving the momentum in real estate.  What is the compelling inventory?   Many factors are driving this housing market trend.

First, conditions are optimal for borrowing. Interest rates are at some of the lowest levels in years.  Buyers enjoy lending terms that can take significant levels off their mortgage payments thus allowing new homeowners to find their dream home. To make things even more “compelling,” price opportunities still exist to find incredible value.  Low Prices + Low Interest Rates = Happy Homeowners.

This combines to give new homeowners more square footage than planned (perhaps that two bedroom instead of a one + den) or the dream location.

Second, Denver is simply a wonderful place to live.  Denver’s 300+ days of sunshine, wonderful urban plan for the city, growing transportation network, and Rocky Mountain Backyard brings folks from across the USA and the globe. It’s wonderful to live in Downtown Denver. The secret is out.

New Downtown Denver Grocery Store in Ball Park / Five Points

There are many things that make Downtown Denver condo and Downtown Denver Loft living so enjoyable.

There are the many amazing restaurants, bistros, and eateries unique to each Denver neighborhood.  There are the many wonderful sporting arenas within walking distance.   We would be remiss not to mention all the great Downtown Denver theatre, events, music and activities.

Downtown Denver residents also enjoy a wonderful transportation oriented city with the expanded RTD light rail and bus services along with the many pedestrian and bike friendly trails and paths.

So what else could make it even better?  How about a new Downtown Denver grocery store located just blocks from Coors Field.  Recently Dean’s Urban Market opened it’s doors at 1415 Park Avenue West to give us a new option for our cooking and culinary creative desires.

It’s something that Downtown Denver condo residents certainly appreciate.  Many of us have been watching the new Union Station Neighborhood site for notice of a new restaurant as rumors circulated about possible sites both on the Riverfront Park side of the rail and closer to downtown.

Dean’s may not be the size or scale of the Cherry Creek Whole Foods but it’s a step in the right direction and a great option for our Ball Park and Five Points Downtown Denver clients.

But just wait.  A 42,000 square feet grocery store yet to be named is underway at 20th and Chestnut with a scheduled opening in 2013.

Celebrate Denver… it looks like Downtown Denver will have more than enough great grocery store options.
