Beauty and the Best at the Colorado Symphony or laugh with Aziz Anasari at Comedy Works

Downtown Denver condo and loft residents have so many choices each and every weekend. Whether they are fans of the arts, sports, comedy, live music or dance it seems that Downtown Denver has something for everyone each and every weekend. So we try to at least highlight a few options for you.

For those who are in the mood for a Colorado Ballet event (and one for the whole family) this weekend is the Debut of the Beauty and the Beast. Here are the details from their website.

Fall in love with Colorado Ballet’s premiere of Beauty and the Beast, opening Feb. 19 and running through Feb. 28. Based on the enchanting fairy tale by Charles Perrault, Beauty and the Beast recounts the tale of selflessness, compassion and unconditional love. Commissioned by the Hong Kong Ballet, choreographer Domy Reiter-Soffer’s moving ballet of love and ultimate redemption, offers a modern take on this classic story. With expressive choreography, fantastic costumes, imaginative scenery designed by Reiter-Soffer and a commissioned score by Chinese composer Seen-yee Lam, Beauty and the Beast has all the elements of the traditional fairy tale. Complete with a scheming witch, an innocent girl and a handsome prince, this ballet chronicles a journey filled with things that aren’t quite what they appear. However, in the end unconditional love leads to happiness and redemption.

Looking for a something for your funny bone. Well this weekend is also a special appearance at Comedy Works of Aziz Ansari. If you are a fan of Parks and Recreation you know this name well. Here are the details from their website.

MIDNIGHT SHOW JUST ADDED FRIDAY FEB 19th!

Aziz Ansari is poised for 2009 to be his breakout year with a new television series, a trio of films, and a headlining comedy tour. He co-stars opposite SNL’s Amy Poehler in the NBC Comedy Series, Parks & Recreation from producers and creators of The Office.

Ansari can be seen in a handful of features. He plays Randy on the Judd Apatow’s comedy Funny People opposite Adam Sandler, Seth Rogen, and Jonah Hill and also has roles in I Love You, Man with Paul Rudd, and opposite Seth Rogen and Anna Faris in Observe and Report.

Ansari is best known for his role on MTV’s hit sketch comedy series, Human Giant. The series is based around comedy sketches performed by Ansari, along with Rob Huebel and Paul Scheer. Many of their sketches have become internet sensations and have popularized the trio with young people all across the US. Last year, Ansari also had a very memorable guest starring role on HBO’s Flight of the Conchords, in which he portrayed a racist fruit vendor. He will also be seen in a multi-episode arc on Scrubs, when it premieres on ABC in 2009.

Ansari recently completed his Glow in the Dark Comedy Standup Tour in which he crisscrossed the country performing his buzzed about stand-up act. In 2005, Rolling Stone named him their choice for Hot Standup on their annual Hot List, and he was also awarded the Jury Award for Best Standup at the US Comedy Arts Festival in Aspen.

The LoHi neighborhood in Denver keeps our buyers happy

We have been talking a great deal about all the great new high rise buildings for lofts and condos throughout downtown Denver and the surrounding areas. Today we want to talk about one of our favorite neighborhoods which is the Lower Highlands (you may know it as LoHi).

The LoHi area has been a favorite among buyers for quite some time with it's walkable streets and pocket parks. We work with many buyers and this neighborhood has an appeal for everyone. Can't decide between Downtown Denver and the Central Platte Valley... Have both

Decisions, decisions, decisions... It's what our home buyers are doing every day as they pick their favorite neighborhood to live in.  Denver doesn't make that decision any easier with it's many wonderful neighborhoods and development projects.  And among the favorites is often the choice between a true downtown Denver location or the Central Platte Valley.

Downtown Denver includes exciting new projects such as SPIRE, ONE Lincoln, or the many lodo lofts (both old and new).  Downtown Denver offers a higher density environment allowing for plentiful restaurants, shops, clubs and of course the many events within the arts and Theater district.  And as far as growth goes... the downtown experience is being enriched with every expansion including the lively Larimer Street, the 14th Street initiative, and plans to improve the 16th street mall.

Then there is the Central Platte Valley where Riverfront Park and Commons Park emerged with ample green space paired with a beautiful master planned neighborhood.  The Central Platte Valley also includes the Highlands area which has exploded with new restaurants and low rise loft projects.  Our acronyms just keep growing as people laugh and share their delight with the new restaurants of LoHi (Lower Highlands).

And in between these two attractive neighborhoods is.. well... a lot of dirt.

But that is all changing and changing fast.  The Denver Post announced this week that the Denver City Council voted to back up the Federal Loan for Union Station.  The article talks a great deal about the plans for RTD and transportation.. which we absolutely love.   The transportation is just the the foundation (and a very important one) for a whole new "borough" that the Developer(s) have named the "Union Station Neighborhood".  Replacing all of that dirt will be transportation, shops, lofts, condos, hotel (rumored), restaurants, bars, and who knows what else.  Imagine a growing and energetic new neighborhood bridging (literally) the downtown market and the Central Platte Valley Market.  Can you tell we are excited?

So if you can't decide between a condo in Downtown Denver or in the Central Platte Valley perhaps the following statement will help...

Either one will be within a short walk or bike ride (leave the car at home) filled with the life and energy of a new Union Station Neighborhood.  They are closer than people think and filling in those parcels of Denver will make this even more clear.  Don't expect this to happen overnight but know that the City of Denver is taking action to make it happen sooner than you might expect.

Before the Superbowl... Denver gets Roller Derby

I know you all are planning your big Super Bowl Weekends, but we would be remiss if we didn't point out the other HUGE sporting event this weekend.  That's right, Denver has the season opener of Roller Derby Competition starting February 6th.  Live in Downtown Denver always offers something for everyone.

Two of RMRG's biggest and baddest home teams battle it out for a seat to the September RMRG Championships!  And for the first time, the battle is going down at the Fillmore Auditorium in Denver.  Get there for this momentous season opener!

The Value of Transportation for Downtown Denver Loft and Condo Residents

How important is transportation?  We would like to consider this very important, and more than a few developers feel the same way.  The folks at SPIRE located their 42 story residential tower right next to the main light rail station.  The folks at Riverfront Park put the light rail plan into their concrete entry way floor as a talking point.  Oh yes... transportation is important.

Now we don't claim to be experts in as transit urban planners, but we do know that in Denver and in other cities there is a organic growth of urban development that follows the path of light rail or other transit options.  Looking at a New York city real estate offering and you are likely to see pointers about "easy access: to a transit station of some form or another.  And if you were to venture to cities overseas you would see how transit has been developed into an art form in some of the most forward planning transit cities in the world.

And Denver is, albeit not perfectly, focusing in on more and  more transit options.  Folks who live in the core of downtown Denver are connected by the easy and simple 16th street shuttle or the buses taking off from Market Street Station.  Light rail now connects so much of the city that folks can live downtown and ride the light rail to their offices outside the city.  More and more light rail expansion such as plans to connect to DIA and Boulder mean wonderful things for Downtown Residents.  And its a motivation for many to walk away (literally) from their automobiles and the high prices at the pumps.  It has been truly amazing to sit with our clients and watch the growing trend of embracing an urban living and pedestrian friendly lifestyle.  There is a shine in their eyes at the closing table as they talk about their new way of life.  Some give up their cars entirely, go from two cars to one, or pick up that shiny new scooter they always wanted and begin a new daily ritual of walking to the light rail station and enjoying their warm cup of coffee and the newspaper as the light rail buzzes them off to their office.

Snow falling, icy roads, and traffic can make a long day even longer.  Clients share with us their stories about the peace they enjoy putting those worries away as they ride home with their favorite book and texting (no safety issues about texting when someone else is the driver) to make plans for dinner in or out that evening.

In real estate we often spend so much time looking at the physical elements of a downtown loft or condo.  The architecture, the amenities, the finishes are all wonderful components of our homes.  But what is the true magic, especially when looking at a life downtown, is the incredible lifestyle.

World's Largest Après Ski + Ride Party in Skyline Park Denver CO January 28-30

The beautiful thing about Denver living is that we are have the best of both worlds in our urban city with the wonderful rocky mountain backyard.  With our recent snowfall that means celebration of skiing, snowboard, and telemarking with this fun filled event.

Open to both Snow Show attendees and Denver locals, the World's Largest Après Ski and Ride Party will be held January 28-30, 2010. We aren't sure what other folks are talking about because this real estate market has kept us busier than ever.  Brian, John and the rest of the New Era team had a spectacular 2009 and the beginning of 2010 has been amazing!

Will the price slashing continue for the downtown Denver luxury loft and condo market?

Downtown Denver is growing. In the past decade downtown Denver’s skyline has seen a dramatic change with the rise of many luxury loft and condo buildings, initiatives to expand the downtown theater and arts district, the addition of many amazing restaurants, shops, and entertainment venues.   As a result he lifestyle for residents of downtown Denver has just gotten better and better every year. But not only is the lifestyle improving, but so are the options for where to live.

The Denver loft dweller now has more options than ever if they want to live in an amenity rich building.  Purchase a loft or condo and enjoy the roof top pool, state of the art work out facility, private movie theater, wine room, business center, lighting quick internet, 24 hour concierge, and the list just goes on.  When the Glass House and the Beauvallon were built they were unique with respect to these types of amenities.  They were also incredibly popular.  The Glass House sold out almost it's entire inventory of units within the first 45 days.  That was a sign that the market did value amenities... and other developers were quick to follow.   More recent projects like the Pinnacle, One Lincoln Park, Spire, Ritz Carlton and Four Seasons stepped forward with their own projects and have upped the ante.  Now you can own a loft or condo and enjoy luxury hotel amenities by ordering room service or enjoying a nightly turn down that leaves you a little chocolate on your pillow to enjoy before calling it a day.  However, as the options have increased, so have inventory levels, creating pricing pressure, especially in the higher end units.  The change in the economy created an incredible opportunity for buyers.  The bargain hunting for these luxury lofts and condos is in full swing.  The question now becomes is this the time to buy or will prices drop further as the new buildings like the Spire and Four Seasons come online?

First, some examples of the types of bargains we are currently seeing and why.  When the Spire first hit the scene, there was a feeding frenzy of activity and speculation about where pricing on this theater district property would head.  Sales were very brisk at first, but then special incentive started rolling out to maintain the sales momentum.  Recently a $35,000 incentive was offered to buyers that they can use to lower the purchase price or to buy appliance upgrades, parking or extra storage (source: Denver Business Journalhttp://www.bizjournals.com/denver/stories/2009/12/07/daily48.html -Denver’s Spire skyscraper finished early and under budget).  This was over a 10% price drop for many of the lofts.  The result was that the Spire has maintained the sales momentum in the lower end lofts, but they have been slow at the upper end.  Thus, “for the newest marketing phase now under way, for more expensive units on floors 20-25, the developer is offering $40,000 to $80,000 off purchase price, depending on unit price” (source: Denver Business Journal http://www.bizjournals.com/denver/stories/2010/01/18/daily74.html - 100 Spire buyers expected to close in February).  At the Beauvallon, financing became almost impossible due to litigation surrounding construction defects.  The lack of available financing led to many foreclosures and short sales that were snapped up by cash buyers for as little as 50% of the original sales prices.  Now the litigation has been settled and at the price tag of $17 million with financing available again the values rapidly are on the climb (source: Denver Post – Swanky Denver condos getting new skin).  Inventory levels at the Glass House soared to new levels this year and some units sold for over $100K below their last sales price.  New pricing sheets came out at One Lincoln Park and the Pinnacle for the unsold builder inventory and the higher end units saw price reductions well in excess of $100K as well.  Just last week we were able to negotiate $20K off of the current list price on a Pinnacle loft that had already seen a $100K price cut from the original pricing.  Further, the property appraised for well over purchase price reinforcing the fact that our clients got a bargain.

Across the board, supply is out of balance for units above $500K and that is where the real bargains are.  A balanced market has 6 months of supply and currently some estimates put inventory levels for the higher end units well above 20 months.  In the lower end of the luxury market (under $300K) inventory levels are not as out of balance, but new FHA lending guideline could limit financing (source: Denver Post – It’s and uneasy wait on new condo-loan rules) and impact sales volume.

Understanding the current situation, the question becomes, is now the time to buy or will better opportunities be on the horizon?  To answer that question, you have to remember what city we are talking about.  Denver is “a city that ranks high on most of the lists…It’s a new city, a growing city, a younger city on what most people would perceive as the doorstep of God’s country – the Rocky Mountains.” (source: 9news – Pew Research Center Survey says Denver is most popular place to live) Denver’s population continues to increase and city center living is more and more popular among young environmentally conscious professionals wanting to avoid the gas guzzling commute.  Denver has a downtown venue for every major professional sport.  The cultural scene is thriving and a just approved $14 million dollar makeover of the theater district will benefit buildings like the Four Seasons and Spire.  The light rail system continues to grow and funding is in place for an extension from downtown’s Union Station to DIA.  The list goes on as Denver is thriving.  These positive local factors are very important when you realize that there will not be any new inventory created in the Denver loft and condo market for years to come.  Currently, there is no talk about any new projects in large part due to the instability with the national commercial lending banks.  It is unlikely that Denver’s skyline will see any additions for the next 5+ years and thus, current inventory will be absorbed and prices will climb.  The situation could be significantly different by the end of 2010, so find a good Realtor who knows downtown Denver and start shopping to find not only a real bargain, but a property that will be a dream to call home.  You can get started by reviewing the most comprehensive inventory of Denver’s loft and condo buildings right here at www.denverloftsandcondosforsale.com.  Our site provides an overview of what each of Denver’s luxury hi-rise buildings has to offer as far as current pricing, location, amenities and floor plans.  See our Downtown Denver section for the details (http://www.denverloftsandcondosforsale.com/blog/category/downtown-denver/).

Finally, remember that now is a special time in history to buy any real estate in Denver.  First time home buyers and step up buyer’s alike can qualify for the homebuyer tax credit if they contract prior to the end of April, 2010.  Interest rates are currently at a truly historic low.  Further, savvy investors are moving their money into real estate as a vehicle to take advantage of the potential that the national economy may be heading towards an inflationary period.  The final word from this author is that the window of opportunity for bargain hunting remains wide open at the moment, but it may begin rapidly closing over the course of the next 12 months.  And let's not forget the magical home buyer credits that are scheduled to expire in April creating another incentive for folks to take advantage of the market today.
